  • When is my assessment due?

Your assessment is due by the first of each month.

  • When is my assessment considered late?

Depending on which Association you are a member of, your assessment is considered late after the 10th or the 15th.

  • What is my late fee?

Check your payment coupon booklet which will indicate the amount of your Association’s monthly late fee.  If you have lost your coupon payment booklet, you can contact our Closing Department to order a replacement.

Note: Be sure to cite your Association’s name on the envelope and your unit address on the check if you are unable to send a payment coupon with your check so your payment is properly processed and applied to your account.

  • What is the Association responsible to repair and maintain?

The Association is responsible to repair, maintain and replace the Common Area.

  • What am I responsible to repair and maintain?

The unit owner is responsible to repair, maintain and replace the Limited Common Area.

  •  What’s Common Area? 

Common Area is typically defined as any portion of the property designated to serve more than one unit.  Examples: Brickwork, roofing, landscaping, siding, gutters, property line fence, ponds, roads, etc.

  • What’s Limited Common Area?

Limited Common Area is typically defined as any portion of the property (inside or outside of a unit) that is designed to serve only one unit.  Examples:  Appliances, doors, windows, skylights, in unit furnace, in unit water heater, etc.  Note: Quite often the plumbing, electrical and duct work is defined as Limited Common Area even though they are located  inside the walls, floors and ceilings.

  • Why can’t I plant a garden outside my unit?

The area outside your unit is defined as Common Area and owners are prohibited from altering, adding to or installing anything in the Common Area without prior written approval from the Board of Directors.

  • Can I put a satellite on my roof?

As the roof is also a Common Area, you will need to secure written approval from the Board of Directors before you put anything on the roof. However, the Board will usually deny requests to attach satellite dishes to the roof recommending the owner instead attach it to a Limited Common Area such as the deck or balcony railing.

  • Where’s the Groebe Office?

  • How do I contact the Board?

You can contact the Board of Directors by submitting your written request or concerns to the Groebe office by mail, fax (708-636-6824) or use our Contact Us  form. We will then assist you in making sure the Board receives and reviews your request as well as forwarding their replay in writing to you.

  • I'm selling my unit.  What do I need from the Association and what do they need from me?

You are likely going to need a paid assessment letter and waiving of right of first refusal from the association as well as a certificate of the Association's insurance naming your buyer's lender as an additional insured. Once you have a signed contract for the sale of your home, you will need to submit this to Groebe's Closing Department at the above mentioned address or fax so that we may prepare the assessment letter which also waives the right of first refusal. You will need to obtain a certificate of insurance from the Association's insurance agent. Our Closing Department can supply this information.
